Long Island City's building stock has shifted faster than almost any other NYC submarket. Former manufacturing and warehouse buildings along the waterfront and around Court Square have been converted into loft offices and residential towers, often retaining the original high-ceiling, open-floor mechanical layout while operating a completely different occupancy pattern than the building was ever designed for. Newer ground-up high-rises near the waterfront present the opposite problem: modern equipment that arrived pre-wired for a specific BAS platform, which then needs to be integrated or replaced as ownership or management changes.

That combination — legacy industrial shells carrying modern occupancy loads, and newer towers with platform-specific equipment — is where a properly scoped building automation system pays for itself fastest. In a converted loft building, we typically find oversized rooftop units still running on their original factory schedule, wasting significant energy outside business hours; tying that RTU into a modern BAS with occupancy-based scheduling is often the single biggest LL97 win available without touching the mechanical equipment itself. In newer towers, our work is more often about breaking vendor lock-in — integrating a proprietary BAS platform so building staff aren't stuck calling one manufacturer for every service call.
