What makes VRF different from conventional HVAC systems?
VRF (Variable Refrigerant Flow) systems use refrigerant — not chilled water or ductwork — as the heat-transfer medium. A single outdoor unit modulates compressor speed to serve multiple indoor units simultaneously at different temperatures. This enables simultaneous heating and cooling from one system, a capability conventional split systems and central air handlers can't match.
What does VRF stand for in HVAC, and is VRV the same thing?
VRF stands for Variable Refrigerant Flow. VRV (Variable Refrigerant Volume) is a trademarked term used by Daikin for the same technology — they invented the category in 1982. All VRV systems are VRF systems; the term VRF is the generic industry-wide designation.
How many indoor zones can one VRF system support in a typical NYC commercial building?
A single VRF outdoor unit can serve 5–64 indoor zones depending on the platform and capacity. For larger buildings, multiple outdoor units are linked in modular arrays. Denair sizes each system from a detailed load calculation — never from rule-of-thumb estimates.
Do I need a DOB permit for VRF system installation in New York City?
Yes. VRF installation in NYC requires a DOB mechanical permit filed by a licensed Professional Engineer under NYC Building Code §28-116. Denair coordinates PE filing, TR1 special inspections, and final DOB sign-off as part of every commercial installation. Permit issuance typically takes 2–4 weeks.
What refrigerant do modern VRF systems use, and are there NYC rules about refrigerant handling?
Current-generation VRF systems use R-454B or R-32 — both A2L refrigerants with significantly lower global warming potential than the R-410A they replace. The EPA AIM Act prohibited new R-410A equipment as of January 1, 2025. NYC Local Law 97 also incentivizes electrification systems that eliminate combustion, which includes VRF heat pumps. Denair installs only current-generation refrigerant platforms.
